Balcony and walkway membranes for condos and commercial buildings
Exterior concrete takes water, salt, sun and freeze-thaw cycles every year. A traffic membrane waterproofs balconies and walkways and gives them a durable, slip-resistant surface.
What a traffic membrane does
A traffic membrane is a liquid-applied waterproofing system built to be walked on. It usually has a flexible base membrane that bridges hairline cracks, a wear coat with broadcast aggregate for grip, and a UV-stable topcoat that holds its colour outdoors. Together they keep water and de-icing salts out of the slab and away from the reinforcing steel.
We install these systems on condo balconies, exterior walkways and breezeways, podium decks and rooftop decks. The exact build and thickness vary by system and by how the area is used.
Preparation and detailing
Most exterior coatings fail at edges, cracks and penetrations. We remove failed coatings, prepare the concrete, repair spalls, and rout and seal cracks before the membrane goes down. Railing posts, door thresholds, drains and wall transitions get extra attention because that is where water finds its way in. Where water ponds, low spots can be corrected so it drains off.
Membranes need dry concrete and suitable temperatures to cure properly. In Ontario, most of this work runs from spring to fall, and we plan the schedule around the weather.
Working with condo boards and managers
Balcony programs involve many units and residents. We coordinate with condo boards and property managers on notices, unit access, clearing balconies and phasing by stack or building face. Working at Heights training is mandatory for our crews, and all crews carry commercial liability insurance and are WSIB compliant.
How a balcony & walkway membranes system is built
Every layer has a job. Here's what goes down, from the slab up.
The membrane seals the slab against water and freeze-thaw. The textured topcoat gives grip in wet weather.
- Each coat goes down at the specified thickness
- Cure times are planned into your schedule
- The full system is listed in your formal quote
What you get
What the job includes

How a project runs
Every project starts with an instant estimate or a call, then a site assessment and a written quote before any work is scheduled.

Balcony & Walkway Membranes FAQ
How long does each balcony take?
It depends on size, repairs and weather. Each balcony needs several coats with cure time between them, and residents need to keep it clear until the final coat cures. We give you a unit-by-unit schedule before the program starts.
Can you coat over an existing balcony coating?
Only if it is well bonded and compatible with the new system. Many older balcony coatings are lifting at the edges or blistering, and those need to come off so the new membrane bonds to sound concrete.
Do you repair the concrete as well?
Yes. Spalls, cracks and damaged edges are repaired as part of the prep. Larger structural repairs are scoped separately and should be reviewed by the building's engineer where required.
How is a balcony program priced?
Price depends on the number and size of balconies, the repairs needed, the system, access and phasing. We price balcony and walkway work after a site assessment. Call (647) 917-6441 or email info@delaga.ca to book one.
