Floor recoats and maintenance for coated and polished concrete

A well-built floor lasts longer when it is maintained. Recoating the topcoat or refreshing a polished floor before it wears through costs far less than replacing the system.

Recoating epoxy and urethane floors

Topcoats wear first, usually in traffic lanes, at doorways and around equipment. Once the body coat is exposed, wear speeds up. A recoat catches it before that point. We clean and degrease the floor, test adhesion, then abrade the surface so the new topcoat can bond. A fresh urethane or other compatible topcoat restores gloss, colour and protection without removing the full system.

Contamination is the main risk. Floor finishes, silicone and oils can stop a recoat from bonding, so we test and clean for them first. If the original system is failing below the topcoat, we tell you and recommend repair or removal instead.

Polished concrete maintenance

Polished concrete dulls as grit scratches the surface and the protective guard wears off. We clean the floor, re-burnish it with high-speed equipment and reapply a guard to restore sheen and stain resistance. Floors with deeper wear can be re-honed with polishing pads or diamonds before they are re-guarded.

Repairs and scheduled plans

We repair gouges, chips, damaged joints and small delaminated spots by cutting back to sound material, patching and recoating. Repairs may show a slight difference in colour or sheen next to an aged floor, and we explain that before we start.

For facilities that want predictable upkeep, we set up scheduled maintenance plans with regular inspections and topcoat refreshes or re-burnishing at set intervals, booked around shutdowns, nights or weekends. All work is warrantied, with terms that vary by project.

How it works

How a floor recoats & maintenance system is built

Every layer has a job. Here's what goes down, from the slab up.

A worn floor is cleaned and lightly sanded, then a fresh topcoat restores the shine and protection.

  • Each coat goes down at the specified thickness
  • Cure times are planned into your schedule
  • The full system is listed in your formal quote

Questions

Floor Recoats & Maintenance FAQ

How do I know if my floor needs a recoat?

Look for dull traffic lanes, scratches through the topcoat, or areas where the body coat colour is showing. If the coating is peeling or lifting, it needs more than a recoat, and we assess it for repair.

Can you recoat a floor another contractor installed?

Yes, after we test adhesion and confirm the existing coating is compatible. If the original system is unknown, a test area confirms the bond before we do the full floor.

How often should a polished floor be maintained?

It depends on traffic, grit and cleaning. Busy entrances and retail aisles need attention more often than quiet rooms. We set the schedule after seeing how the floor is used.

How are recoats and maintenance priced?

Price depends on floor area, condition, contamination, the topcoat or guard and how much repair is needed. We price this work after a site assessment, and maintenance plans are quoted on a schedule that fits your facility.
